faq :: security deposit
What
is the required security deposit when I rent an apartment?
As a rule, we require a $625.00
deposit from each person signing the lease. This deposit is due
when you
sign the lease and have completed a rental application. It represents
a $325.00 security deposit (to cover repairs or cleaning necessary
at the end of your lease) and a $300.00 common utility deposit
which is used to pay your pro-rated share of the common hot water
and
common electric in your building. Generally speaking, this deposit
is used up over the course of your lease term.
What
happens to my deposit if I need to back out of my lease?
If Campus Hill is able to rerent
your apartment, your deposit will be refunded
to you less the $75.00 application fee.
How
can I be sure to get my security deposit back?
Think back to when you moved into
your apartment
all we ask is that your apartment be returned
to us in comparable condition.
What
charges can I expect to be made against my deposit?
This depends almost entirely on
the effort you make to leave your apartment clean, complete
and
free of any damages or excessive wear. Even if your apartment is
left in near perfect condition, you can expect that the charges
for common utilities will use most of the $300.00 portion of your
deposit set aside for them.
When
can I expect to receive my Security Deposit Return Summary?
Within 30 days of the end of your
lease. The whole process of inspection, charge assessment and common
utility calculation for over 675 tenants is challenging to say the
least. We do our best to be fair and to have your security deposit
return processed in an accurate and timely fashion.
What
address is my Security Deposit Return Summary sent to?
As a rule, we mail these to the address
you provided on your Rental Application. In most cases, this is
your parents' address, so if you will be moving and would like your
return sent directly to you, contact us
with your new address.
