Q. How do I find an apartment I’ll be happy with?
A. Campus Hill has a terrific selection of apartments in all shapes, sizes and price ranges. The best place to start is the Our Properties section of this website where you can browse by a number of criteria including location, # of bedrooms, and price range. Here you can review floor plans, see photos of the buildings and get a detailed idea of what is included with each unit. Once you have an idea of where you’d like to start (or even if you have no clue) visit our office at 1201 Harrison St. and we would be happy to take you out to actually see the apartments you’re interested in.

Q. When can I see the apartments I am interested in?
A. We begin showing apartments Monday, September 15th at 11am. Continuing after that date, we are available to show apartments as follows:

Monday – Wednesday, 11am – 7pm
Thursday – Friday, 11 am – 5pm
Saturday, 11am - 3pm (Through October only)

Leases may be signed at any time during regular business hours:

Monday – Wednesday, 9am – 7pm
Thursday – Friday, 9 am – 5pm
Saturday, 11am - 3pm (Through October only)

Q. When may I sign a lease for an apartment for next year?
A. The timing of lease signing is as follows:

Current Campus Hill tenants KEEPING their same apartment:
Tuesday, September 16th – Thursday, September 18th.

Current Campus Hill tenants SWITCHING apartments:
Tuesday, September 16th – Thursday, September 18th.

New to Campus Hill:
Thursday, September 18th– beginning at 6pm.

Q. I am a current Campus Hill resident and want to keep my same apartment next year. What do I need to do?
A. In order to keep the same apartment for next year, you MUST sign your lease by 5pm. Thursday, September 18th. Your apartment may still be available after that date but could be rented to someone else at any time. The only way to guarantee yourself the apartment is to sign the lease by 9/18 deadline.

Q. I am new to Campus Hill. How can I get the apartment I want?
A. Many people are familiar with our apartments and have a good idea based on floor plans, etc., of what apartment they are interested in. If you need some help selecting an apartment, visit the Our Properties section of our website to conveniently view floor plans, lease terms & pricing. If you are fairly certain about the apartment you want, we will begin signing leases at 6pm on Thursday, September 18th. As many of you know, a line usually forms for this process outside of our office and we hope that our plan to sign leases later in the day will help you avoid having to “camp out” on our doorstep.

A great selection of apartments will be available after the initial rush and we would be happy to help you through the selection process.

Q. What do I need to sign a lease?
A. If you are re-signing or signing a new lease, you must have the following:

  • All roommates present to sign the lease. (Is one of your roommates abroad?)
  • Rental applications must be completed by anyone signing the lease
  • Deposit payments required are as follows:
    • We accept cash, checks, Mastercard, Visa and Discover
    • New to Campus Hill - $625.00 deposit per person.
    • Returning tenants - $300.00 additional deposit per person to be credited toward your deposit for next year.
  • Application fee of $75.00 per person (non-refundable).
  • Current tenants rent and deposit accounts must be paid to date, or they not be allowed to sign a lease.
  • Each person will be required to have one parent also sign the lease.

Q. Is there a way to review a lease or have my parents see the lease before I sign it?
A. Yes. Copies of our standard lease are available in our office. We review the lease thoroughly with you at the time you sign, however, we encourage you look it over ahead of time and have your parents do the same so that any detailed questions can be answered.

Q. I signed a lease and now my plans have changed. What do I need to know?
A. You will be obligated to the lease you have signed until a new tenant has signed the lease in your place. If your plans are to transfer to another Campus Hill apartment, you will need to pay a new $75.00 application fee (per person) at the time you sign the new lease. If you need to back out of your lease agreement entirely and will not be renting with Campus Hill next year,you will receive a refund of the deposit you paid if and when the lease has been signed by another party. The application fee will be forfeited.

Q. One or more of our roommates are abroad. Since all roommates need to be present to sign a lease what do we do?
A. The roommates who are here in Syracuse are responsible for providing Campus Hill with the following:

  • A completed Rental Application for the roommate(s) who is/are abroad.
  • The appropriate deposit payment ($625.00 for those new to Campus Hill, $300.00 for returning tenants) for the roommate(s) not here.
  • A copy of the original lease signed by the roommate who is abroad.
  • $75.00 application fee for roomate(s) not here (non-refundable).

Campus Hill will provide you with all the necessary forms but it is your responsibility to be sure they are completed and returned to us immediately.
